OVERVIEW:

Our client specializes in the acquisition and disposition of industrial distressed and surplus assets throughout the United States, including real estate (manufacturing plants), industrial machinery and equipment, inventories, accounts receivables and distressed debt. In addition to purchasing various types of assets, Company also arranges traditional asset disposition services such as on-site and webcast auctions, liquidations and negotiated sales.

Company is currently searching for a Vice President of Real Estate to head the dynamic New York real estate team.

RESPONSIBILITIES:

?

Primary responsibilities are to coordinate and execute the full cycle support of acquisitions of industrial real estate properties from inception to the disposition of said properties.

?

• Underwriting and due diligence of each transaction including financial modeling, market surveys, tenant credit analysis, broker interviews.
• Order, coordinate, and analyze third-party reports.
• Generate offers for investment opportunities and negotiate and execute Letters of Understanding with prospective sellers.
• Work with legal counsel in the preparation and negotiation of purchase agreements, partnership agreements and related legal documentation necessary to complete the transaction.
• Participate in property financing.
• Interact with property management personnel, tenants, and local government officials.
• Responsible for property management functions for all assigned facilities, insuring all are maintained in good order till time of sale.
• Visit investments on a regular basis - frequency to be determined on a deal by deal basis and subject to periodic revision.
• Spend time in the market getting to know brokers and better familiarity with markets.
• Disposition of any assets that have been recommended for sale.

QUALIFICATIONS:

?

• Must have at least 6 - 8 years of industrial real estate acquisitions work experience, as well as some asset/property management experience.

?

• Must have experience in the Industrial sector.

?

• Strong quantitative, financial and analytical skills including a high level of attention to detail in order to carefully review, proofread and check analyses and related documentation for accuracy.

?

• Strong due diligence and analytical skills.

?

• Ability to model complex financial structures using Excel, Argus.

?

• Skilled in purchase and sale negotiations.

?

• Superior oral and written communication skills.

?

• Undergraduate degree from strong institution required; MBA or Masters in Real Estate ideal.

?

• Self-confident, results oriented individual. A superior service mentality, excellent listening skills; optimistic, energetic, with a can do style.
